What do you get when you combine the talents of three individuals with a combined 100 years of real estate development experience? US Development (USD) — a new company headquartered in Columbia, SC with a vision of transforming historic properties in downtown areas for adaptive reuse not only in Columbia, SC, but also throughout the Southeast. Having put their stamp on local downtown projects such as Renaissance Plaza, the Barringer building, and the Kress Building, the team at USD is no stranger to the local Columbia business community.
David M. Bryant, a native of Columbia, South Carolina, has spent his entire professional career in real estate. The owner of Metropolitan Development, he has largely focused on urban in-fill developments in the Congaree Vista. Tom Prioreschi has been an entrepreneur in the real estate business since 1976 and operates Capitol Places, a company directly involved in major revitalization projects in downtown Columbia. Jeff Prioreschi, Tom's son, joined Capitol Places to manage finance, construction and property management. They are all committed to revitalizing downtown areas and see an amazing opportunity with historic buildings.
"We will be redeveloping and remodeling historic/landmark buildings in the Central Business District of cities in the Southeast," says Bryant. "Generally, our product will be mixed-use with 80%-90% of the property being residential in nature and the remaining commercial."
"We are also looking to develop in cities that are pro-economic development and that have a passion for redevelopment. Cities such as Greensboro, Atlanta, Norfolk, Roanoke, Jacksonville, and Columbia all offer excellent opportunities."
In many cities across the country, a higher percentage of the total number of residential permits being issued are in downtown areas, and builders have finally started to deliver appealing in-town products that people are looking for. USD has come up with 2 specific models: upscale cosmopolitan style residences for young professionals and mid level executives, as well as senior independent housing.

"Downtown is such a vibrant place. People want to be able to walk to shops, restaurants, and enjoy nightlife and cultural events," says Bryant. "Not having to drive everywhere makes for a higher quality of life."
The first project that USD has announced in Columbia, The Dakota, will be a unique, active adult community located in the downtown area with 115-120 affordable, safe, and attractive housing residences. "The Dakota will be the first development that specifically targets active adults in the Central Business District of Columbia,"
says Bryant. "Residences will be on a rental basis with services and amenities such as meals, weekly maid service 24-hour call service and security, as well as an on-site social director."
